Hello,

In early 2026, the HOA Board for 410 Gordon Terrace (a five-unit, three-story condominium complex) voted to repaint the entire exterior of the building. The project included all exterior walls, the interior patio area, the interior walls of the underground parking, all interior metal doors and door jams, and the fleshing around the roof.

Our first task was to solicit bids from qualified firms with references from other HOA condominium buildings. We contacted seven firms and conducted five in-person interviews and appraisals. Throughout this process, we made it clear that we had a structural engineering report on the property and hoped to address some of the report findings through the painting contract. These findings included cracks in the stucco surface, peeling paint surfaces, and some rust issues around metal railings. We also made it clear that the price was only one of several factors to determine the winning bid.

Ferris Painting was one of two firms that made the effort to fully understand the structural engineering report and spend time with the Association in discussing various alternatives in waterproofing paint and addressing the findings of the engineering report. Of the five bids received, the pricing was relatively close in three bids, while the other two were substantially lower or higher. Based on the working relationship that developed with Ferris through the bidding process, their bid was selected even though it was slightly more expensive than the other two finalist bids.

Ferris continued to demonstrate a close working partnership with the HOA Board through the color selection process by coordinating a Color Specialist to meet with us and painting sample color panels on both a wall with direct sunlight and on a shaded wall in the courtyard. Ferris was also collaborative with additional requests generated by residents for additional painting services of door jams, etc.

During the actual project, the Ferris team was extremely courteous to residents and kept the work site well-organized and clean. The final inspection went very smoothly, and small issues were resolved by Ferris with ease.

I was the Board’s project lead on the painting and would recommend them to other condominium associations.
